The Nut Tree was opened by the Powers Family in 1921 as a roadside fruit stand. The Nut Tree’s evolution over that 100 years is unparalleled, offering retail, dining, entertainment and direct access for aircraft to the Nut Tree Airport.
The current Nut Tree center was built in 2006-2008, 2011 and the final building in 2013 and consists of 13 retail/commercial buildings.
The center boasts 2,500 linear feet of visibility along I-80, which sees 186,000 vehicles per day. It is also near the intersection of I-80 and I-505 (38,000 vehicles per day) which provides tremendous regional access. The Nut Tree’s central location makes it 17 miles from Napa, 19 miles from Davis, 31 miles to Sacramento, 47 miles to San Francisco, 116 miles to Tahoe and 163 miles from Reno.
In addition to the voluminous traffic counts on Interstates 80 and 505, Nut Tree Road sees 3,000 vehicles per day and East Monte Vista Avenue sees 13,300 vehicles per day.
Located at the Southwest corner of East Monte Vista Avenue and Nut Tree Road, the site benefits from approximately 2,440 linear feet of frontage along East Monte Vista Avenue and approximately 1,038 linear feet of frontage along Nut Tree Road. Access points into the center include 7 entrances off East Monte Vista Avenue and 2 entrances off Nut Tree Road as well as a signalized entrance at the East Monte Vista on/off ramp to I-80.
The Nut Tree center consists of ten legal parcels totaling 35.04 acres and comprises 49.35% of the 71-acre Nut Tree Master Plan. The Nut Tree provides 2,084 parking stalls: 2,032 regular and 52 handicapped.

Vacaville is located just west of the Sacramento Valley and 31 miles form Sacramento. Approximately 1 million employed people from a highly educated and well-trained labor pool live within a one-hour reverse commute to Vacaville. Notable local, national and international companies such as Amazon, Genentech, Johnson & Johnson, Novartis, Kaiser Permanente, State Compensation Insurance Fund and Mariani Nut & Packing Company call Vacaville home. Amazon recently expanded their 321,000 sq.ft. presence in Vacaville by building a new 617,000 sq.ft. fulfillment center in the northern part of the city’s industrial park adjacent to I-505. Expanding the city’s biomanufacturing footprint first established by Genentech, Agenus, a publicly traded biotechnology company based out of Massachusetts, purchased 120 acres in 2021 along the corner of I-80 and I-505 to build a biomanufacturing campus. This purchase came 9 months after the city entered into an agreement with Solano Community College to increase its biomanufacturing cluster near the school’s Vacaville campus, which is already in close proximity to the Genentech campus and the new Agenus site. Vacaville is located less than 20 miles form the University of California, Davis, a world-renown educational institution known as a center for engineering, medical and biotech research, management, and information sciences.
